Selling your home

Everything done right, before it ever goes live.

A home that reaches the market fully prepared gives buyers confidence, and confident buyers write better offers.

“What number do you want to walk away with?”

That's the first question, not the last one. Then we tell you honestly whether we can get you there — before we set a price, before we spend a dollar, and before you've made any decisions you can't unwind.

Before we list

The work that decides what the home sells for.

We tour your competition together

Online or on foot. You'll see why the homes that sold went at the prices they did, and why the ones still sitting are still sitting. The price strategy makes sense before it's set, not after.

A pest inspection, cleared before we list

Most sellers meet their dry rot in escrow, discovered by the buyer's inspector, at the worst possible moment. We find it first and clear it, and your listing goes out saying so.

Your improvement history, marketed with the home

Everything you've put into the house over the years, gathered with the invoices and permits, so a buyer can see it rather than take your word for it.

A written list to prepare the home — and a hand with it

You'll know exactly what to do. And where it's most needed we'll put in a few hours ourselves: packing, getting supplies, painting, moving furniture.

The two-week conversation, agreed up front

If we haven't had an offer at list price in two weeks, we sit down and talk about the price. That conversation happens — we won't let it drift. What we do next is your call.

Marketing

We pay for the things that make a home look like it's worth what we're asking.

Photography & floor plan

Professional photography and a floor plan on every listing. We buy the plants and the doormat for the entry photos ourselves, and take them back afterward.

Virtual staging

Every bedroom, dining area, living area and yard — plus virtual item removal where a room is working against itself.

Print & digital

Sign, rider and lockbox installed, print marketing, and syndication across hundreds of online sites.

While it's on the market

Someone is actually watching your house.

An open house every Saturday, if you want one

Until the home is pending.

We're at every inspection and the appraisal

Not sending someone. There.

The house gets checked after every visit

After showings, inspections and appraisal visits we go through a vacant home in person and make sure everything is off and locked, so you can rest easy.

Throughout the transaction we minimize your stress, handle all the details, and negotiate savings wherever we can.

And when the price conversation gets hard — because sometimes it does — we don't argue about what the house is worth. We go back to your net sheet and look at what you actually walk away with. That number is the one that matters, and it's the one we started with.

A seller, in their words

★★★★★

“Amy was amazing! She was very professional yet personable. She communicated with us each step of the way so we knew what to expect. She even came alongside of us and helped us do some of the packing and getting our house ready to go on the market. Amy is very knowledgeable of the market and helped us list it at a price that brought a lot of attention to our house but we still closed at above our asking price and what we were hoping to get. We were in contract within 10 days of listing and closed 25 days later. She did her homework on the potential buyers and their lenders so that we had good confidence accepting the offer that everything would go through. Amy even helped us look into realtors, lenders, and lawyers where we were moving to and helped us walk though some of the questions we had buying our new home. We would highly recommend Amy to anyone looking for a realtor to buy or sell!”

You don't have to be ready to list. Plenty of people text me a year out, and that's a better time to start than the week before.
